As Guanacaste continues to grow, certain communities have consistently stood out. While new developments appear every year, only a handful have proven their ability to attract buyers, maintain property values, build strong communities, and create a lifestyle that keeps people here long-term.

These are the luxury communities I believe have matured the best and continue to thrive today.

Hacienda Pinilla

If there is one luxury community that has become a destination in its own right, it's Hacienda Pinilla.

Spanning thousands of acres between Tamarindo and Playa Avellanas, Hacienda Pinilla has evolved into one of the most complete residential communities in Costa Rica.

What makes it so successful is the combination of amenities and scale. Residents enjoy a championship golf course, private Beach Club, equestrian center, world-class surf access, and an extensive network of biking and walking trails. The community has developed a strong year-round population and an active social atmosphere that extends well beyond vacation ownership.

Built around the renowned golf course and adjacent to Playa Conchal, the community offers luxury homes, villas, resort amenities, and one of the most desirable beachfront settings in Costa Rica.

The development benefits from mature infrastructure, professional management, and excellent security, making it highly attractive for both full-time residents and second-home owners.

My Ranking for Full-Time Living

Every buyer has different priorities, but if someone asked me which communities are best suited for permanent relocation, my ranking would be:

  1. Hacienda Pinilla
  2. Mar Vista
  3. Reserva Conchal
  4. Las Catalinas
  5. Las Ventanas de Playa Grande

For full-time living, I generally favor communities that feel like complete neighborhoods rather than primarily vacation destinations.

Hacienda Pinilla, Mar Vista, and Reserva Conchal stand out because they combine established infrastructure, active social environments, strong year-round populations, and amenities that support daily life.

That doesn't mean Las Catalinas or Las Ventanas aren't excellent choices. They simply appeal to slightly different lifestyles and priorities.

Final Thoughts

One of the biggest mistakes buyers make is focusing only on the house while overlooking the community around it.

The best luxury communities create more than beautiful homes. They create opportunities for friendships, activities, convenience, and a sense of belonging.

When evaluating property in Guanacaste, it's worth spending as much time exploring the community as you do touring the home itself.

In many cases, the neighborhood will have a greater impact on your daily quality of life than the house ever will.
